1. What does rate sync do?
From Smoobu Calendar tab you can synchronize prices and minimum length of stay for your property with Smoobu. Enter the information once and it will be transferred to your portals.
This feature is available for the following portals: Airbnb, Booking, Expedia, Agoda, Vacation-apartments, Trip.com.
Prices and min. length of stay can be synchronized the portals' standard rate plans.
Price synchronization is enabled by default. But do not worry, we will only overwrite the prices when you proactively modify them.
2. Prices and min. stay general information
1. Make sure your base price always refers to the same number of guests. We recommend you set it for the minimum occupancy. If it is currently set it for the max. number of guests and you offer a discount for less occupants, don't worry. You only need to access your Booking.com Extranet to modify the base rate set up. Click here for details. Alternatively, use the percentage mark up to reflect the % difference.
2. Smoobu transfers information âonlyâ to the Standard rate. All other rate plans must be managed in the portals (you can have them derive from your standard rate, just be sure to link them with each other in the portals).
3. Your Smoobu Base price is your website base price as well. (Applies to website builder & booking engine). Click here more booking engine settings
4. Prices are changed only for the days you have chosen to make changes.
5. If you adjust the percentage mark-up, the new percentage will only apply to the price changes you make later. The price will not be immediately transmitted to every day. You can request to 'Overwrite prices' to apply the new percentage to your previously entered prices.
6. If you add a new portal, your existing Smoobu prices won't be automatically transferred. Only prices you enter in Smoobu after connecting that portal will be transferred. Use the Overwrite prices button for an initial push. Let the team know if you need a manual push of pricing by opening a ticket from your Smoobu login page.
7. Minimum stays can be transferred to the portals only if you also send a price for that date (according to portalsâ rules)
8. If before overwriting prices you wish to see your current prices across your connected portals, click on the gray arrow next to Base price. You can easily see the prices being offered, as you had originally established them in the corresponding platforms. Airbnb, Expedia, Booking.com, Agoda, Vacation-apartments, etc.
9. Currency defined on the booking portals will be respected. Smoobu will only be sending a numeric value.
3. Instructions
Go to Smoobu your Smoobu Calendar tab. You can see your units here. If you are just starting, there will be many empty white boxes, for all dates.
In case you have connected portals, click on the gray arrow next to Base price. Should you wish to keep a difference between your website prices and your portals, set up a mark-up
3.a) Set your increment percentages / mark-up
Whether you want to consider the different commission of the portals or have your reasons to manage the prices in a different way. For each portal, enter a different increment percentage (so called mark-up)
Go to your Smoobu Calendar tab > Settings > Percentage adjustment. Now enter your percentages. Save.

3.b) Enter prices and minimum stays: 2 options
Go to Smoobu your Smoobu Calendar tab. You can see your units here. If you are just starting, there will be many empty white boxes, for all dates.
The larger box is for the price, while the smaller with a moon icon is for the min. stays.
Now you will have to enter your prices and min. length of stay restrictions for the future.
Option 1: Change Range of Dates button.

To set prices for longer periods, click on the green âChange range of datesâ, green button in the upper left corner. As soon as you click, the following window will appear in the view.
- Define the first and last day for this new price entry
- Select the accommodation(s)
- Enter a price and the minimum length of stay. If you leave one of the fields free, the data will be kept as it was.
- Define the days of the week this change applies to. If you wish to define a weekend price, simply delete the days of the week (Monday, Tuesday, Wednesday, etc.). If you want to set prices for weekdays, simply repeat the process and delete, for example, Friday and Saturday.
- Click on Synchronize now and Smoobu will transfer prices and minimum stays to all your connected portals.
Option 2: Enter your new price/min. stay in the white box(es).
Individual change of dates
In case there is an event or a holiday and you want to quickly adjust the prices and the duration of the minimum stay, check the procedure below.
1. Click on the white box of the chosen day(s) and adjust the price and/or min. nights. Click elsewhere and the fields where you have entered changes will become blue.
2. A Confirmation window will pop up. To confirm your entries, click on Synchronize now.
3. Would you like to check if your changes went through? Wait a bit (usually one minute maximum), refresh the page and you will see the updates in the white boxes and if you have connected portals, in the portals' rows below.

Good evening can you help me please i want to set my minimum over night stays from 2 nights back down to 1 night, how do i do this or can you do it for me ?

I want to change minimum overnight stays to 1 overnight stay i have guests trying to book 1 night but can not because of the 2 night overnight stay, how do you do it ? or can you please do it for me ?
